REAL ESTATE PHOTO SESSION TIPS
Below is a pre-shoot checklist to help you make your house look its very best!
□ Both the Interior and Exterior should be ready for photos when the photographer arrives.
□ The photographer will not be staging your home, so please consult your agent for staging advice.
Exterior
□ Remove all vehicles from driveway.
□ Move trash containers into the garage or pull to the curb.
□ Make sure the grass is cut and trimmed.
□ Clean off and arrange outside furniture to highlight the outside living area.
□ Sweep or pressure wash driveway, sidewalks, decks and patios so it looks clean and inviting.
□ Clean pool and remove pool cleaners and toys.
□ Organize or remove any outdoor children's toys.
□ Replace any non functioning outdoor bulbs or light fixtures.
Interior
□ Make sure all beds are made and bedrooms are picked up.
□ Make sure all counters are cleaned off in kitchens, baths, bar areas, etc.
□ We recommend no more than three items remaining on countertops.
□ Remove all magnets, schedules, calendars, etc. from the refrigerator.
□ Turn off all ceiling fans.
□ Turn on all lights including overhead lights and table lamps.
□ Replace any non functioning indoor bulbs and fixtures.
□ Check bathroom towel racks. Arrange towels in a neat and orderly fashion.
□ Remove all items from showers and tubs (soaps, shampoo, body wash, etc.)
□ Close lids to all toilets.
□ Refill toilet paper rolls.
□ Please place pets in a comfortable pet carrier and place them in a comfortable room that will not be
photographed, such as the basement or laundry room.
□ Remove any signs that you have pets (crates, litter box, food and water bowls).
□ Remove all floor mats and area rugs from bathrooms and kitchen.
□ Clear off bookcases leaving only a few things on each shelf.
□ Avoid hiding items under the bed. They will be seen in the photos.
□ Move cords out of site (lamps, computers, etc.)
□ Clear home office of ALL clutter. Box up all loose papers.
□ Clear all items off bedside tables.
□ Put away all clothes and neatly arrange any closets that will be photographed.
□ Close the doors of any small closets or rooms that are not to be photographed.
□ For your family’s safety, remove children’s names from their bedroom. The images of their room will be
posted on MLS. (People shouldn’t know your address and your children’s names).
Time Scheduling for Photos
□ Your photoshoot will take approximately one hour for basic still photography of the home but additional time will be required for video walkthroughs and 3D Matterport images so please schedule accordingly. We will have a more accurate idea of time needed when services required have been determined in conjunction with the size of the home.

AGENT HEADSHOT SESSION TIPS
Our goal is to take a photograph that makes you look your very best!
Share your intentions for the session. Let us know what kind of look you want and where the photo will be seen.
Drink lots of water and be well rested (so your eyes will not have dark circles).
Do not drink alcohol or take any drugs directly before or the night before your shoot (so you are not dehydrated). If possible, do not smoke cigarettes directly before your shoot.
Arrive on time. Please call if you arrive more than 10 minutes early - we may have other clients scheduled before you.
What to wear - Everyone:
- Wear clothes that are comfortable and that make you look great
- Make sure your jacket and shirt fit you well. A poor fitting jacket or shirt will be obvious in the photos
- Don't overdress
- Turtlenecks are almost always a bad idea (since they crowd the face)
- Clothes should be neatly pressed and should look new or like new
- Avoid busy patterns and large lines/stripes
- Blue/green/turquoise shirts/blouses or accents can help emphasize blue/green/hazel eyes
What to wear - Men:
- The standard business look is a suit jacket, dress shirt and tie
- A casual business look is often a jacket and open dress shirt, shirt and tie (no jacket), or dress shirt on it's own
- Polo shirts are a good look for some businesses. Be sure the shirt is in good condition and fit well
- For a no-jacket casual look, bring colored shirts - ideally darker than your skin tone
- A white dress shirt by itself is a bad idea - unless you plan to wear it underneath something (jacket or sweater)
- Bring a few different jackets, shirt colors and ties so we have choices for the photo
What to wear - Women:
- Avoid big prints and busy patterns
- Different necklines will change the apparent shape of your face. Bring a variety different shirts/blouses to see what works best
- For a no-jacket casual look, bring various colored blouses - ideally darker than your skin tone
REMEMBER: Select and wear clothes that make you feel comfortable. Select something that makes you look and feel good.
Jewelry:
- Keep jewelry extremely simple - small is better
- Avoid jewelry that would distract from your face or that looks dated
- The picture is about your face not your jewelry
- Be prepared to remove facial piercings or multiple ear piercings
What to bring:
- Your previous headshots (so we can improve)
- Favorite Music (CD or iPod/MP3 player)
- Various changes of clothing (see above)
- Good attitude
- Lip balm
- Hair brush/comb
- Makeup and hair products you prefer (especially if you have allergies)
(Ideally) Please arrive with:
- Hair styled and makeup already applied (if not using makeup artist)
- Already dressed in first outfit
Hair and Makeup Tips:
- Make-up should be clean and natural
- Wear a heavy layer of translucent powder - your face will appear flawless in photos. Shine disappears, pores seem smaller, skin looks even, and blush is smoother
- Line lips before applying matte lipstick, then reline. Don't overdo it. Dip a cotton bud in powder and run along lip line to prevent color from bleeding
- Avoid shimmers or products with lots of sparkle or shine
- Avoid frosts or garish colors
- Don't get a new hair cut just before the shoot (you may want to let it grow-in a bit or get used to styling a new cut)
- Do not try/use any new product on your hair, face or body the day before or few days before your shoot. In case you have a bad reaction to the product
ADDITIONAL INFORMATION AND CANCELLATION POLICIES
*Payment is required at time of scheduling
*Photos will be delivered next day by 5:00PM except on Sundays
*3D Matterport Images and Videos will require a 48 Hour Turnaround
*Cancellations and rescheduling must be done 24 hours before the scheduled time. There will be a 50.00 fee charged if cancellation is made within 24 hours of the scheduled time and we are not in route or have arrived at the property.
*If we are in route or have arrived at the property for the shoot and the property is in no condition to shoot due to workers on the property, unfinished work inside or outside, in a condition which would not allow for good photographs or we cannot gain access to the inside of the home or property, we can either shoot the property in its current condition, cancel or reschedule the shoot but there will be a cancellation fee applied of 50% the cost of the scheduled shoot. (Example - If scheduled shoot was 200.00 cancellation fee would be 100.00)
*If weather is an issue then we can either reschedule or shoot the interior shots and the exterior at the earliest available time. There are no cancellation fees applied due to weather.
*Mileage fee applied on properties outside Davidson and Williamson counties.
